Claire is an Associate solicitor with the Commercial Property Group.
She has experience in a wide range of commercial property transactions including the following:
- Investment acquisitions and disposals - Claire has dealt with acquisitions and disposals of industrial estates, mixed use schemes, retail parks, office buildings and warehouse premises. She has also acted in several refinancing of complex industrial sites including acting for a global distribution facilities provider in a refinancing transaction involving 12 prime distribution facilities and a loan in excess of £100m.
- Development projects - acting for developers, financers and end users in relation to development projects including large regeneration sites. This experience includes site assembly, freehold acquisition, detailed development agreement and lease negotiations. In particular Claire has acted on development projects for a large PLC regeneration specialist developer including a 92 acre mixed use regeneration scheme (involving a Development Agreement with the local RDA and a pilot Community Interest Company) and a 62 acre site with planning permission for 550 homes and 200,000 sqft of industrial and office space (involving a Joint Venture Agreement).
- Retail - acting for both landlords and tenants on lettings of retail space. This has included dealing with complex shopping centre lettings. Claire's experience in this particular sector includes:
Acting for a large international supermarket chain in relation to site acquisitions (predominately freehold) and the development of its retail units.
Acting for an international jewellery retailer in dealing with its acquisition and disposal programme and portfolio management for the group, which has 550 shops in the UK.
Acting for a national retailer with over 300 shops in the UK in relation to its rapid expansion programme acquiring and subsequently managing their growing portfolio of high street outlets.
Part of a small team advising CRUK in relation to the management of their portfolio of approximately 600 retail units in the UK including a programme of lease renewal transactions.
- Healthcare projects - Claire has specialist experience in healthcare development and property management having acted for primary care development companies and GPs in relation to new and existing health centres. This experience includes working on LIFT schemes. Claire has advised a national primary health care development company in relation to a £30m scheme involving complex site assembly, detailed development agreements and leases to a dozen occupiers with critical time pressures.
Claire has also acted on behalf of lenders on commercial loan instructions.
She read law at Birmingham University and worked with the commercial property team at Squire Sanders for five years. During this time, she undertook a secondment to the in-house legal team at the Olympic Delivery Authority, advising on a range of property issues relating to the London 2012 Olympics including land acquisition, title issues and infrastructure.
