Unless they are lucky enough to own their own property, charities are likely to occupy a property under a lease. It is important to ensure that you receive what is expected, and to avoid a number of legal traps that are often hidden in the sometimes difficult wording of lease documents.
Catherine Evans, Clare Garbett, James McCallum and Jannine Jenkins in our charity and social business team will cover how to negotiate:
- rent, rent reviews and VAT on rent
- service charges and repairing obligations
- staying there and getting out: the lease term, break clauses, underletting, assignments and surrenders
- using the property for your purposes: permitted use and planning law, sharing with others and carrying out alterations to the property
