As we advise on a large volume of property transactions every year, we often find when working on a new property purchase transaction that experience gained in a previous property purchase in the area or local knowledge which we have built up over many years can assist us in advising you and with making pre-contract enquiries on your behalf.

For example, we recently advised in connection with the purchase of a new build apartment in the Alps where a particular cellar was to be sold to our client. On reading the draft documentation it became apparent to us that the cellar in question had in fact already been sold to another client purchaser! On querying the position with the Notaire we discovered that he was aware of problem but had not as yet worked out how to resolve the issue and therefore had not initially raised the matter. We were able to work together to find a solution satisfactory to all parties and without placing the new purchaser in a position of risk.
