Unless they are lucky enough to own property, charities are likely to occupy under a lease. It is important to ensure that you get what you need for the money that you pay, and avoid a number of legal traps that are often hidden in the sometimes difficult wording of lease documents.
Clare Garbett, Rebecca Cumming, Catherine Evans and James McCallum, from our charity and social business team will cover how to negotiate:
- rent, rent reviews and VAT on rent
- service charges and repairing obligations
- staying there and getting out: the lease term, break clauses, underletting, assignments and surrenders
- using the property for your purposes: permitted use and planning law, sharing with others and carrying out alterations to the property
