Russell-Cooke’s real estate team has advised its client Goldcrest Custom Homes on the structure for a new scheme providing shell apartments at 40 Atheldene Road, Earlsfield, Wandsworth. Goldcrest has commenced development of the apartment complex, which is set for completion in Summer 2021. Apartments will be sold on 2,000 year leases with no ground rent.

Russell-Cooke worked closely with Goldcrest in preparing and drafting the master sale scheme documentation required to give effect to Goldcrest’s novel custom homes 'shell' model. The shell properties will have no partition walls, appliances or flooring and therefore give buyers the choice of design their own home or choose a pre-designed fit-out pack.

Goldcrest is a group of property development companies engaged in the acquisition, development, and sale of land across London and the South East. They transform a wide range of brownfield sites into apartments, family houses, student accommodation, commercial, retail, and mixed use schemes. The group was founded in 1982 and is based in London.

The Russell-Cooke team consisted of consultant Howard Swindall and partner Pieter Boodt. The team acted for Goldcrest on the acquisition of the site in late 2018/early 2019 and advised on ancillary issues as the site was prepared for development.

Paul Broadbent, Design Director, Goldcrest Custom Homes said: "We believe that for Custom Homes to work in London, it has to work on apartments. Our shell apartments offer customers the choice and flexibility to customise and design the inside space to suit their lifestyle. Shells offer better value than refurbishing old property or buying expensive generic new homes. We really value Russell-Cooke’s ability to innovate, speak our language and closely work with us to achieve our objectives."

Russell-Cooke’s Pieter Boodt said: "It is always a pleasure to work with Goldcrest, a business that is consistently innovative and one step ahead of the market. They know their market inside out and we have no doubt they have absolutely captured the current mood by combining a need for flexibility and the desire to create something unique. We are delighted to be working with them on this project."
