• Prior to redevelopment, the Council advised our client that as there was no planning permission for a HMO, the lawful HMO use needed to be established prior to obtaining new planning permission.
  • Our client then instructed us on a Certificate of Lawful Existing Use or Development (CLEUD).
  • We worked with the client to provide extremely detailed evidence of 10 years continuous use of the 12 rooms forming the property.
  • The CLEUD was then positively granted.
