Shabnam Ali-Khan has written an article for Estate Agent Today which examines the current pressures on the leasehold system and the challenges facing the Government as it prepares further reforms. Shabnam highlights the complexity of the issues, including ground rents, service charges, enfranchisement and the practicalities of both leasehold and commonhold arrangements. In light of this, Shabnam emphasises that reform should be measured, evidence-based, and take account of the perspectives of leaseholders, freeholders, managing agents, conveyancers and lenders.

Leasehold is far from perfect. But to treat it as beyond saving – or to present commonhold as a panacea – is misguided. There are practical, incremental ways to reform leasehold that reflect how people actually live and buy property.
