Russell-Cooke has advised Bloom and Crosstree on their joint venture acquisition of two multi-let industrial sites in Ealing and Enfield for a combined £20.75 million. Hanwell Works in Ealing was acquired for £11.15 million, while 2-7 Centenary Road in Enfield was acquired for £9.6 million.

These acquisitions mark the second and third purchases by the Bloom-Crosstree joint venture and bring the total number of transactions Russell-Cooke has supported for Bloom across its various joint venture partnerships to 10. Bloom is an urban warehouse investor and developer, while Crosstree is a London-based private real estate investment firm.

The Russell-Cooke real estate, planning and construction team acting on the Hanwell works deal was led by partner Neil Dryer, with senior associate Joe Maloney supporting, while partner Alex Ground provided advice on the planning position for the property and units thereon. The Centenary Road transaction was led by partners Neil Dryer and Katie Cooper, with senior associate Chloe Nixon also advising.

The acquisition of Hanwell Works and the Centenary Road sites builds on Bloom’s expanding presence in the London industrial market.
